ADIRONDACK BUYER BROKER.COM is the only agency in the Lake Placid-Saranac Lake area which is dedicated to providing broker agent services to those interested in purchasing real property in the Tri-Lakes region. As a buyer broker, I help both commercial and residential property buyers select properties meeting their needs. On behalf of my clients, I negotiate with sellers with the goal of obtaining the best possible purchase price. I also help clients structure an offer containing the conditions of the sale most suited to the clients' needs. After an agreement is reached between a seller and a buyer, I continue to advise and assist the client in matters necessary to close the sale.

WHAT IS A BUYER'S BROKER?
A Buyer's Broker is a broker who is engaged by a buyer to represent the buyer's interest when purchasing real estate. The buyer's broker does this by negotiating the purchase of a property at a price and on terms acceptable to the buyer. A buyer's broker has, without limitation, the following fiduciary duties to the buyer:

  • Reasonable care

  • Undivided loyalty

  • Confidentiality

  • Full disclosure

  • Obedience

  • Duty to account

WHO PAYS THE BUYERS BROKER'S FEE FOR REAL ESTATE ADVICE AND SERVICES?
For properties listed in our Regional Multiple Listing Service (Northern Adirondack Board of Realtors or Champlain Valley MLS, collectively "MLS"), and on realtor.com and other property search engines, the seller's broker customarily offers and pays a fee to a buyer broker or agency who engages in the transaction that culminates in a final sale. 

In that regard the buyer gains the advantage of personalized representation, with an already contractually fixed fee paid by the seller's broker at closing.

Fees for commercial transactions, outside of the MLS, are negotiable.  As a general rule, the brokerage does not engage in "For Sale by Owner" residential sales, unless associated with a bundling in a commercial sale.
